If you are wondering whether we are advisers, how we are paid or what happens to your details — the answers are here, in plain language.

About us

Are you financial advisers?

No. We provide marketing and introductions only. We can explain how UK property buying generally works, but we never give financial, investment, tax, legal or mortgage advice, and nothing we say is a personal recommendation. If you need advice, please speak to a suitably qualified, regulated professional.

Are you authorised by the FCA?

No. Harbour Gate Partners is not authorised or regulated by the Financial Conduct Authority (FCA). We don’t need to be for what we do — explaining the basics and making introductions — and we will never claim or imply otherwise. Buying property to rent out is generally not an FCA-regulated investment, which also means you would not normally have access to the Financial Ombudsman Service or the FSCS for the purchase itself.

How do you get paid?

We may earn a commission from our partner if a purchase you were introduced to goes ahead. We do not charge you a fee for an introduction call. Because we are paid only if a sale proceeds, we tell you this up front — so you can judge everything we say with that in mind. Wording to confirm — Sean

Are you an estate agent or a developer?

Neither. We don’t own, build, market-list or manage property, and we don’t hold anyone’s money. We are an introduction service: we help you understand the basics, then connect genuine enquiries to a professional UK property sales team.

Who will you introduce me to?

Usually the API Global sales team — an established UK property business that works with overseas investors. We may work with other carefully chosen partners in future, and we will always tell you who you are being introduced to before we pass on your details.

Buying UK property

Can non-residents buy UK property?

Generally, yes — people living outside the UK can usually buy property in England and Wales, and many do. The process, taxes (for example, an extra stamp duty surcharge for non-residents) and lending options differ from those for UK residents, and rules change. A solicitor and a qualified tax adviser should confirm what applies to you. This is general information, not advice.

Do you sell specific flats on this website?

No. This website is for learning and enquiries. If it makes sense for you, we introduce you to a sales specialist who can talk through real, current opportunities that match your goals — we don’t hard-sell units here.

What returns can I expect?

We can’t tell you, and you should be wary of anyone who promises a figure. Rental income and property values depend on the property, location, costs, interest rates, tax and the wider market. Property values can fall as well as rise, and rental income is not guaranteed.

Is my money protected?

We never take or hold your money. In a typical UK purchase, deposits and completion funds are handled through your own independent solicitor. Before paying anything, ask your solicitor how your deposit is held and what protection applies — particularly for off-plan purchases.

Can you arrange a mortgage for me?

No. We don’t arrange or advise on mortgages. Some overseas buyers pay cash, others use specialist lenders. If you need finance, speak to an FCA-authorised mortgage broker.

What does “off-plan” mean, and is it risky?

Off-plan means buying a property before it is built or finished. It can take months or years to complete. Risks include construction delays, changes to the final property, the developer’s financial health, and the market value at completion being lower than the price you agreed. Can someone manage the property for me?

Many overseas owners use a letting or management agent to find tenants and handle repairs, for a fee. The sales specialist can explain the options that come with particular properties. We don’t manage property ourselves.

What happens after I leave my details?

We’ll contact you by your chosen method — WhatsApp, WeChat, phone or email — usually within one business day (UK). We’ll ask a few simple questions and answer yours. If it makes sense, we’ll introduce you to a professional sales specialist. If not, we’ll say so. You can stop at any time.

What language can I use?

English or Mandarin (普通话). Choose your preference on any form and we’ll follow up in that language wherever we can. Written materials are in English and Simplified Chinese.

I’m in Asia — when can we talk?

We’re UK-based and offer Asia-friendly call times — typically UK morning (Asia afternoon/evening) and some UK evenings (Asia early morning). WhatsApp and WeChat messages are welcome any time. Assumption — hours to confirm

Is the introduction call really free?

Yes. There is no fee for the call and no obligation to do anything afterwards.

Your data

How is my data used?

We use your details only to reply to you, arrange your call and, with your agreement, introduce you to our sales partner. We don’t sell your data. Optional marketing emails are sent only if you tick the separate box. Full details are in our Privacy Policy.

Can I ask you to delete my details?

Yes. Email hello@harbourgatepartners.com or message us and we’ll delete your details (unless we have to keep a record by law) and confirm when it’s done.
